NBC Leaving Downtown; YMCA Building Going To Auction

NBC is leaving downtown! NBC has negotiated a termination of their lease and will be moving out of downtown in October 2016. Comcast will be relocating the studio and office space to the suburbs into a company-owned building. This will be a big loss to downtown and to 225 Broadway where NBC has building top signage, their ground floor TV studios as well as the entire 3rd floor. Good news is that it frees up building top signage for someone else!
Also, we’ve gotten word that floors 1 & 2 – along with building top signage – can be made available at 600 B Street. This presents two new options for large companies wanting great identity in downtown. For 600 B Street, this now provides for the entire lower half of the building as vacant — more than 160,000 square feet of contiguous space!
Rumor has it that the YMCA building at 500 West Broadway is going on the block! After a failed run as a low-income hotel coupled with other financial difficulties, this very unique opportunity will soon be available for all you incredibly creative (and extensively well capitalized) investors. Stay tuned!

Dave Bates, Vice President of Hughes Marino CM, has more than 20 years of construction and project management experience in San Diego. He has overseen the construction of several million square feet of projects ranging from typical office space and specialty tenant improvement projects to large-scale new building construction. Dave is LEED accredited and OSHA 30 qualified, and has been named one of San Diego's top project managers several times over the course of his career.
Robert Bello, general counsel for Hughes Marino, is a member of the State bar of California, the Association of Corporate Counsel, and the San Diego County Bar Association. Ed Muna is senior vice president of Lease Audit Services, providing tenants with a resource to review and audit their landlord charges, ensuring fairness and proper billing by landlords for operating expenses, CAM charges, and property tax expenses. A twenty year veteran of San Diego’s commercial real estate industry, Ed brings a unique perspective having worked as an owner’s representative, asset manager, and property manager in the development, leasing, management and operations of several million square feet.
